The project is the story: designed, costed and staged.

The restoration proceeds under the supervision appropriate for a State-protected monument. The logic is conservation, not replacement: frescoed reception halls, parquet, fireplace, park, façade and new technical systems brought into a future operating house.

The website should show the path clearly without pretending that the Villa is already open.

Months 1-3

Permits reiterated, tendering, contractor appointed.

Target Sep 2026

Cantiere opens on the approved project; drawdown begins.

Months 3-18

Full works cycle: structure, systems, finishes and fresco conservation.

Months 18-24

Finishings, final inspections and delivery of the house.

End 2027 / 2028

The house begins its operating life.

The works and the founding run in parallel.

During restoration, the brand, founder circle, partner calendar, Foundation 22 link, auction layer, Porsche relationship and concierge logic can already be built. That is the correct Stage 1 message.
